Build to Suit


In 2001, Waterview Partners, LLP completed a Build-to-Suit for the Tractor Supply store at 1455 Blanding Blvd. in Orange Park, FL.  The 18,800 SF store has a lease term of 16 years and a lease value of $3.4 million.   As the managing partner, Tom Dumas completed the project (from closing to move-in) in 170 days and under budget.

A Nashville-based tractor supply company has opened its first major operation in Northeast Florida.

Tractor Supply Company plans to open a retail operation in 18,800 square feet at the southeast corner of Blanding and Kingfisher boulevards. The building is a build-to-suit project owned by a partnership of real estate developers that includes Tom Dumas, Charles Atkerson, Gary Silverfield & Richard Miller. The store also will have a 19,000-square-foot outside storage and rear truck docking facility in the back.

The group bought the 3.8-acre site in 1996, and had been seeking a build-to-suit project to put on the property ever since, according to Dumas.

W.R. Newman, a Nashville contractor that has built more than 50 Tractor Supply stores around the country, just broke ground on the building. It should be finished in January, according to Dumas. The group expects construction to cost about $1.5 million.
